Use the new application to quickly identify target areas, competitors and contact opportunities. Take a close look at the fund components that interest you, whether by area, fund, asset manager or as an overall overview.
Keep an eye on fund performance
How many properties are there in a particular fund, how does the number of properties* compare to the competition, and how has the number changed over the years?
The ‘Number of properties’ diagram provides answers to these questions.
We reveal what standard fund reports cannot: use the ‘Yields’ chart to view the percentage performance of the selected funds’ properties over a customised time period (one to ten years). Use our data to assess whether a fund is performing well economically and whether your investment is financially worthwhile.
Hover over the time series for a detailed breakdown of the data. In addition to the return in percent, the number of properties is also displayed there.
You can find these additional diagrams:
- Total areas in square metres: Check which property areas are included in your chosen fund and how the area has developed over the years.
- Market values in €: What is the market value of the properties included in the fund?
- Deviation Purchase Price – Market Value: Identify whether a fund is overvalued or undervalued. Known purchase prices and market values of a property for the same period are compared and contrasted.
- Vacancy rates: What is the percentage vacancy rate of the properties included in the fund?
- Deviation Reported Rent – Valuation Rent: Known rental prices and assessed rental values for a property are compared with each other for the same period.
- Number of properties per asset class: How are the asset classes distributed across the fund’s portfolio properties?
- Market values by asset class: How do market values differ according to type of use?
- Map of the selected area: Where are the properties included in the fund located?
Narrow down the area – sharpen your overview
Would you like to narrow down the fund overview for a specific area? You can easily adjust this in the Geometries-Manager using the ‘Limit area’ button.
Would you like to focus on a specific administrative area? Search for it using the text field or narrow down your search using the precise filters.
Use ‘Empirica Regio residential areas’ to filter directly for residential areas defined by Empirica Regio.
Would you like to analyse specific postcodes within a fund? This is very easy to do under the menu item ‘ZIP code areas’.
Have you already created individual polygons in IZ Research? You can select these under ‘User-Polygons’ and also apply them to your fund analyses.
Don’t lose track.
Have you selected a large number of funds and would like to view them in detail? Use the magnifying glass icon to select and enlarge each chart individually.

By clicking on the diagram icon on the left-hand side, you can display all additions and disposals individually for each fund as a diagram.
Clicking on the table icon displays additions and disposals of properties, areas and market values per fund in a clear diagram.

Make statements about the entire market with the ‘Open-Ended Funds’ application. To do so, switch to the ‘Total Market’ dashboard with a single click.
The charts show the average performance of the selected open-ended funds at a glance. This allows you to assess liquidity risks at a glance and evaluate trends and strategic opportunities.
