General Information

Our demo version gives you a first impression of what data we offer and the range of functionality IZ Research provides. To better demonstrate this, we provide the city of Hanover as an example. Please note that entries and settings are not saved after closing the browser.

Compared to the demo version, the test version allows you to immediately start your own individual data search and access all functionalities and the complete range of data. The test access is available for 72 hours and is automatically deactivated after the trial period has expired.

Are you a student writing your thesis or perhaps you’re working on a specific project? Register here for free access for the duration of your thesis/project (maximum 3 months). You will receive full access to all our data.

The invoice for the agreed duration of the subscription will be created when your IZ Research access is activated. The invoice can be sent to you electronically if you wish.

Our Data Sources and Ensuring Current Data

Property-related data as well as transaction reports, which we collect from articles in the Immobilien Zeitung and other publications of the dfv Mediengruppe such as Textilwirtschaft, Lebensmittel Zeitung or AHGZ, are fed into IZ Research on a daily basis.

In addition, we also process daily transaction and project reports that reach us or are researched by our data editorial team.

Transaction and property data from fund and annual reports – depending on the date of publication – is also continuously collected and uploaded to IZ Research immediately after collection. In this way we guarantee the highest possible level of up-to-date data.

The structural data is obtained directly from the official German (regional statistics RegioStat), so that it can be imported directly and in an up-to-date form into IZ Research and corresponds to the publication status of the official statistics. Further structural and market data from NEXIGA GmbH are subject to an annual update cycle, which is uploaded to IZ Research by the end of the second quarter of a year at the latest.

Our data is expanded and updated on a daily basis.

Property-related data as well as transaction reports, which we collect from articles in the Immobilien Zeitung and other publications of the dfv Mediengruppe, are fed into IZ Research on a daily basis.

Transaction and project reports that reach Immobilien Zeitung but are not used editorially are uploaded to IZ Research no later than four days after the reports have been validated.

Transaction and property data from fund and annual reports – depending on the date of publication – is also continuously collected and uploaded to IZ Research immediately after collection. In this way we guarantee the highest possible level of up-to-date data.

The updated structural data is compiled from the official statistics and published on IZ Research immediately after publication by the statistics authority RegioStat. The annual data here usually refer to the previous year, provided that the data is subject to an annual publication cycle.

When compiling market data for the asset classes office, retail, residential and hotel, previous year’s figures are imported after publication by the primary source at the beginning of the current year (e.g. annual figures from 2020 are imported in Q1 2021). The same applies during the course of the year to published quarterly and half-yearly figures.

Cities: Structural data on 10,993+ cities and municipalities (At KGS 08-level) Office market data on approx. 130+ cities, retail data for 230+ cities, hotel market data on 70+ cities, residential data for 177 cities (as of 12/2023).

Transactions: 58,400+ data sets – including 34,600+ rentals, 19,400+ purchases and 4,400+ portfolio acquisitions, going back to 2006 (as of 12/2023).

Properties: 45,600+ properties (as of 12/2023).

Players: 41,900 real estate companies, financial products and institutions from the real estate industry (as of 12/2023)

News: 248,000+ articles (as of 12/2023)

In both Transactions and Properties, we cover all asset classes and types of use.

Cities currently shows the asset classes office, retail, hotel, industry & logistics and residential.

IZ Research specializes in the German real estate market. However, we also analyse data for other countries if we have a source available.

Transactions provides an overview of the transaction such as the address, building type, status and type of use. Furthermore, we provide you with relevant key figures such as vacancies, prices, transactions and players as well as market and structural data for the specific location. Cities provides quick and comprehensive access to detailed data on demographics, household distribution, purchasing power, the labour market and use of space.

The structural data is presented in chart form, enabling a simple analysis of the specific location in the period 2010-2020. Key figures from various providers are included, e.g.:

The Housing Market Analysis in cooperation with the iib Institut Dr. Hettenbach provides important key figures such as offered prices and purchase prices of comparable properties for a location at a glance, as well as information on price trends and price ranges (selected by house type and year of construction). The service is accompanied by a detailed analysis of the quality of your property’s location and information on the expected length of time the offer will remain on the market. You may use the data for your private and professional/commercial purposes. However, the use of the content, data and other results generated via the IZ platform provided within the scope of IZ Research for the purpose of building up or supplementing one’s own database (whether commercial or non-commercial), which is made publicly accessible and/or competes with IZ Research, is not permitted.

The data may be published if it is accompanied by the correct source information. The source of the data from IZ Research should be cited as follows: “IZ Research”.

You will receive the selected data as an Excel spreadsheet.

We offer our customers a technical interface API for integrating the data from IZ Research into their own systems. It offers the same content as in existing exports and includes the full range of filters and query conditions currently available for Properties, Transactions and Cities.

The API is exposed as a REST API and supplies the data in JSON format.

Authentication in the API for registered IZ-Research users requires a token, which can be obtained from our Customer Service. With it, you receive an authorization for the interface for each tool. Each tool can also be connected individually.
