Filter Power: Find the Right Map in a Flash

With the ever-growing number of maps, we have extensively redesigned our map manager to provide a more intuitive and efficient user experience.

Our new filter allows you to find the map you need quickly and easily from the 21 maps available. Choose from the following categories:

  • Demographics
  • Residential
  • Environment
  • Logistics
  • Office
  • Market data
  • Base maps
  • Favorites

Clicking on a category gives you immediate access to all associated maps, which significantly improves the search and the clarity of its results.

Our Map Universe Is Growing: Even More Maps Based on the 2022 Census Available!

We have significantly expanded our map offering with the integration of new thematic maps based on the 2022 Census. But that’s not all: we have also enhanced the recently released census maps. The legends on our maps are now dynamic and automatically adapt to the grid level selected by the customer. This choice is made using the zoom function. The result is optimal contrast at every zoom level, for better readability and more accurate detail.

Age Distribution

This new thematic map illustrates the age structure at the selected location with the three map views:

  • Average age of the population
  • Proportion of under 18-year-olds
  • Proportion of over 64-year-olds

The average age of the population (in years) is the ratio of the sum of the years of age of the total population to the total population per grid cell (10 km, 1 km, 100 m) and is based on data from the 2022 census. Members of the German armed forces, police authorities and the foreign service working abroad and their families living there are not included in this analysis.

The age of the person refers to the completed year of life as of May 15, 2022.

Percentage of Foreigners

This thematic map shows the share of non-German citizens in the total population and is displayed in grid cells (10 km, 1 km, 100 m) based on data from the 2022 census.

Persons with a non-German nationality are counted as foreigners. When assigning citizenship, a distinction is made between persons with German and non-German citizenship. Persons with German citizenship are considered to be German, irrespective of the existence of other nationalities.

It provides information on the distribution in different regions or areas.
Project developers can use the map, for example, to tailor the development offer to the needs and preferences of specific population groups, such as special services or cultural facilities.

Ownership Rate

The ownership rate represents the proportion of owner-occupied apartments in relation to all occupied apartments. It is shown per 10km grid, 1km grid and 100m grid based on the 2022 census data.

Not taken into account: Vacant dwellings, vacation and leisure dwellings and commercially used dwellings. The calculation is made for dwellings in residential buildings (excluding halls of residence).

This map helps investors to identify potentially profitable locations. A high owner-occupancy rate could indicate a stable neighbourhood with a low risk of fluctuation, which is attractive for long-term investment.
Developers use this information in their planning, for example, for projects that specifically target owner-occupiers or tenants.

Household Size and Living Space

The theme map contains three map views:

  • Average living space per apartment in m²
  • Average living space per occupant
  • Average household size

The average living space per dwelling in m² is the ratio of the total living space of dwellings in m² to the total number of dwellings per grid cell (10 km, 1 km, 100 m) and is based on data from the 2022 Census.

Commercial dwellings are not included. The calculation is made for dwellings in residential buildings (excluding halls of residence).

A dwelling is defined as rooms that are enclosed, intended for habitation, generally grouped together, capable of supporting a separate household and not used entirely for commercial purposes. A dwelling must not necessarily have a kitchen/kitchenette. Flats have their own entrance from the outside, a staircase or an anteroom. However, a dwelling can also include basement or attic rooms (e.g. attics) that are developed for residential purposes and are located outside the actual end of the dwelling. For developers, this map provides important data for planning new projects and tailoring them to the preferences of the population, e.g. when developing family-friendly housing. Estate agents can use the information to advise potential buyers or tenants and present suitable property offers.

Vacancy Rate (Residential)

This thematic map shows the vacancy rate and the market-active vacancy rate in two maps.

The market-active vacancy rate represents the proportion of vacant dwellings that will be available again within three months as a percentage of all dwellings in residential buildings (excluding hostels). It is shown per 10 km, 1 km and 100 m grid based on 2022 Census data.

Privately used holiday and leisure dwellings and commercially used dwellings are not included.

For investors, this map provides valuable insights to minimise potential investment risks by allowing them to better assess the stability and attractiveness of a residential area. Urban planners and municipal decision-makers can use the data to plan housing projects more effectively and tailor them to demand in specific areas.

As usual, all thematic map data is displayed in the location information on the property details page. In addition, all maps are visible on the property details page and can be individually selected using the map manager.

Focus on Rental Price Development: Location Analysis With Leasing Comparables

We are constantly developing our new “Location Analysis” feature and now offer a new section for Leasing Comparables (rent) in addition to Transaction Comparables (purchase).

Our developers have gone one step further than with the Transaction Comparables: We calculate the rental price per square meter per month and from this a rental price range and average rent. In addition, the development of rents over the last few years is shown in diagrams. This provides our customers with crucial information at a glance.

The rents are not based on specific lettings known to us, but on data from fund and annual reports and usually relate to the entire building. For buildings where both actual rents and forecast rents are available, both data sets are included in the calculations.
