New thematic maps for Population Size, Heating and Net cold rent residential
Gain insights into the population structure, energy supply and rental price trends at the selected location with the theme maps of IZ Research. Our three new maps – “Population size”, “Heating” and “Net cold rent residential” – are based on the Census Atlas 2022 and support real estate agents, investors, project developers and banks in carrying out well-founded analyses and provide insights into the selected region.
Population: demographic data at a glance
The thematic map “Population size” shows the distribution of the number of inhabitants in the selected region, based on the 2022 census.
The population number is the number of inhabitants per 10-km grid, 1-km grid and 100-m grid within the grid cell.
Each resident is assigned to an address and thus to a grid cell with a side length of 100 m, 1 km or 10 km. (Source: www.zensus2022.de/EN).
The display in the different grid levels (100 m, 1 km and 10 km) gives you a detailed overview of the population density.
Real estate agents and surveyors use the map to identify hotspots and less populated areas. Investors and banks benefit from precise demographic data to effectively determine the potential of locations. Project developers can optimize infrastructure planning by integrating population data into their concepts.
Heating: energy efficiency and modernization requirement
The Heating map allows you to explore the predominant types of heating and energy sources in your region. Different types of heating, such as central heating, underfloor heating and district heating, as well as the energy sources used (e.g. gas, oil, solar energy) are counted and vividly displayed in a 10km, 1km and 100m grid, as in the Population theme map.
Not only the percentage of energy sources is shown, but also the absolute number of households; ‘n’ is the total number of data points recorded by the census in that particular grid.
The map has been specially designed by our team using the census data. It provides a unique, clear visualisation of the different types of heating and energy sources down to the micro-grid level of 100 metres. This not only differentiates our solution from the census, but also gives you a competitive edge by enabling more accurate and easy-to-understand data-based decisions.
Estate agents and surveyors can better assess the energy efficiency of properties. Investors can make informed decisions about modernisation and energy optimisation. Net cold rent – residential: Market transparency and rental price trends
The ‘Net cold rent – residential’ map shows the average net cold rent per square metre at the selected location.
As with the other two theme maps, ‘Heating’ and ‘Population Size’, the display is at different grid levels (100 m, 1 km and 10 km).
For estate agents and surveyors, this map provides an accurate assessment of the market and rental prices. Investors gain valuable insight into rental price trends to identify profitable investments. Project developers can make their property offers more competitive and banks use the data to assess financing risks and compare offers.
