Playgrounds instead of party noise with the ‘Urban Child-Friendliness’ theme map
See at a glance how suitable a location is for families with children. The theme map analyses the suitability of urban areas for children – based on comprehensive data sources and intelligent scoring algorithms. It combines positive environmental factors such as daycare centres, playgrounds, schools, parks and medical care with negative influences such as noise pollution and nightlife. The result is a colour-coded overview ranging from green (very good) to red (very poor) – for a quick assessment of how child-friendly a location is.
Precisely analyse footfall frequencies with the footfall map
The footfall map in IZ Research’s location analysis provides you with precise data on pedestrian traffic using the footfall index and absolute passer-by numbers. Identify hotspots, analyse prime locations and compare location performances. The map is based on data from our data partner Targomo and offers detailed insights into pedestrian traffic throughout Germany.
POI scoring: transport links and infrastructure at a glance
The ‘POI Scoring’ map provides a detailed overview of public transport accessibility and assesses proximity to important infrastructure points such as food supply, restaurants, schools and childcare facilities. It enables a quick assessment of location qualities and identifies potential and challenges at an early stage.
Retail hotspots: Where is retail activity strongest?
The ‘Retail Hotspots’ map shows locations with high retail traffic and highlights prime locations, shopping streets and busy commercial centres. It is a valuable tool for investors, retailers and real estate professionals to identify the best locations for retail and commercial space. See at a glance which retailers are active in your location, classify retailers precisely and identify attractive locations in a targeted manner.
Precise market analysis with unique IZ Research model
The ‘Purchasing Power Distribution’ map from IZ Research uses a specially developed model to analyse the small-scale distribution of purchasing power (per capita and total) across the whole of Germany. No other tool offers this level of granularity and accuracy. Use this map to identify regions with high purchasing power and high demand for retail, residential and commercial projects at an early stage.
Where are hotels particularly easy to reach?
This thematic map shows how easily hotels can be reached from each individual building in the area. A high value indicates a dense hotel infrastructure, while a low value indicates poorer accessibility.
The map is based on data from OpenStreetMap and calculates accessibility based on the number of hotels within a radius of 1,000 metres, with closer hotels being weighted more heavily.

Assess the attractiveness of your location with our location factors
Our optimised ‘Location Factors’ map in the ‘Location Analysis’ application provides you with relevant information about the surroundings of your property – accurately and clearly. The data is based on high-quality, collaboratively collected geodata from OpenStreetMap and is presented in clear categories: from everyday amenities and social infrastructure to mobility options. We show you accessibility areas that can be adjusted according to your preferred mode of transport (on foot, by bicycle, by car).
Factors such as topography, traffic conditions and available routes are taken into account in order to calculate realistic isochrones. This allows you to see at a glance how well connected an address actually is and how attractive the location is for your target group.
Focus on your location: Identify flood risks early on
Climate change is already causing changes in Germany, and the risk of flooding will continue to increase in the future. Heavy rainfall in particular is causing rivers and streams to burst their banks time and again, and extreme weather events are also becoming more frequent. It is therefore important that property owners and project developers are aware of these dangers and protect themselves against environmental risks.
The flood hazard map shows the extent of the flooded areas in the event of flooding, depending on the frequency of a flood event.
The extent of flooding and the frequency of floods in the affected areas are used to calculate the probability of flooding.
Heating data for smart decisions
Our map shows which types of heating are used at the location you specify. These include central heating, district heating and floor heating, as well as all other heating systems that do not clearly fall into one of the above categories.
Would you like to determine the energy source for your property? The ‘Heating’ map also clearly shows you the distribution of the various energy sources such as gas, heating oil, district heating and heat pumps.
