Version 3.1: IZ Research with Retail Market Data

IZ Properties and IZ Cities now feature retail market data for 153 cities, a completely revised transaction database and a host of other minor improvements.

“We are constantly developing IZ Research further and, in addition to an easy-to-use database with reliable content, we are mainly working on the integration of new data, such as retail market data on 153 cities,” says Ingeborg Maria Lang, Head of Digital Research at Immobilien Zeitung.

With Version3.1 the new full version of our transaction database goes live, which has been partly available since October 2019 in a beta version. From now on, transactions can be researched in an intuitive way. All information available on a transaction is now summarised on a clearly arranged detailed page.

In addition, retail market data for 153 cities such as Aachen, Dortmund, Freiburg im Breisgau, Frankfurt, Herne or Zwickau can now be accessed. The complete list can be found here. IZ Research’s database, which is growing daily, now contains more than 26,000 German commercial properties, over 35,000 transactions and structural data on more than 11,000 cities. Additionally, there is currently office market data on more than 120 cities.

IZ Research supports experts and decision-makers in the real estate industry such as researchers, surveyors, assessors, financiers, asset managers, investors and project developers in preparing well-founded property, market and location analyses. Educational and research institutions also use the database for scientific work. The detailed economic key figures such as purchase prices, yields, cash flows and vacancy rates are particularly helpful. Detailed information on purchase or rental prices is available for a total of 7,700 properties and projects in time series spanning several years.

Version 3.1 adds the following updates to these tools:

  • IZ Properties
    • New, easy-to-use time filter.
    • Retail market data for 153 cities on the detailed property pages (List) with the following key figures: prime rent, prime yield, purchase price factor, take up, pedestrian footfall, ratio of chain stores, retail centrality, retail purchasing power index and retail turnover ratio.
    • 26,000+ properties and projects, of which 7,700+ provide purchase or rental prices and 1,800+ provide yield information.
  • IZ Transactions Database (New!)
    • New, easy-to-use time filter.
    • Option to find transaction properties in the surrounding area (map display).
    • Clear presentation and simplified export of transactions, differentiated by rent, acquisition and portfolio acquisition.
    • Differentiation between properties and projects (status).
    • Sort by any column.
    • 39,750+ real estate transactions (35,000+ in Germany), including 21,100+ rent, 15,300+ acquisition and 3,250+ portfolio acquisitions.
  • IZ Cities
    • Retail market data for 153 cities on the detailed property pages (List) with the following key figures: prime rent, prime yield, purchase price factor, take up, pedestrian footfall, ratio of chain stores, retail centrality, retail purchasing power index and retail turnover ratio.
    • On the overview page, the cities can additionally be filtered according to the following retail market data: purchase price factor, prime rent, turnover ratio, purchasing power index.
    • In the list of results, the view can also be switched between office market and retail market.
    • Export function of the overview pages containing essential structural data and office market key figures.
    • The latest structural data about 11,000+ cities and office market data for 120+ German cities
      (including A, B and C locations as well as many other German cities).
